  • Replace or clean PTAC/HVAC filters; vacuum coils if due
  • Verify thermostat accuracy in heat and cool modes
  • Test every light, lamp, switch, and outlet (GFCI test where fitted)
  • Run hot water to target temperature; time the delivery
  • Check under-sink plumbing, supply lines, and angle stops for weeping
  • Flush test: fill valve, flapper, no run-on
  • Re-caulk tub or shower where cracked; check grout
  • Exercise window operation and inspect locks and limiters

  • Deep clean laundry dryer ducts and cabinets beyond the weekly lint pass
  • Inspect roof drains, scuppers, and visible flashing after the worst weather of the month

Annual Preventive Maintenance and Certifications
